How AI assists residential appraisal today
Artificial intelligence is already useful in the back office. It is not a substitute for a State Certified Residential Appraiser’s signed opinion—or for measuring a house that has quirks satellites cannot see.
Where AI earns its keep
In a busy DFW market, appraisers swim in MLS extracts, public records, and prior reports. Well-scoped AI tools can help sort that flood: clustering potential comparables, summarizing recent sale activity, and drafting first-pass descriptions that a licensed appraiser then edits against what was observed on site.
That is assistance—not automation of the appraisal itself. USPAP and client requirements still put responsibility on the credentialed professional.
Comparable selection support
Models can surface candidates that match beds, baths, vintage, and geography faster than a manual scroll. A human still decides which sales are truly competitive, which need time or condition adjustments, and which look similar on paper but sit on a different traffic pattern or school boundary.
Our stance: Use AI to widen the research net and reduce busywork. Keep the adjustment logic, reconciliation, and final value conclusion under licensed judgment.
Market context and narrative
Trend language, inventory notes, and neighborhood summaries are natural fits for language models—provided every claim is checked against current local data. North Texas submarkets move at different speeds; a generic statewide paragraph does not serve a Collin County new-build the same way it serves a 1950s Dallas bungalow.
What AI should not pretend to do
- Replace an interior walkthrough for condition, functional utility, or deferred maintenance.
- Certify living area when porches, bonus rooms, or unfinished spaces blur GLA rules.
- Issue a lender-ready appraisal without a licensed appraiser’s analysis and signature.
- Invent “comps” from incomplete or stale feeds.
