Does AI replace a residential appraiser?
No. AI can assist with research, sorting comparables, and drafting language. A State Certified Residential Appraiser remains responsible for the analysis and the opinion of value when an appraisal is required.

Can a robot measure my home’s square footage yet?
Humanoid and mobile robots are getting closer for data capture, but occupied homes with locked gates, obstacles, terraces, and ambiguous finished space still typically need a trained person on site. That is why Square Footage Measure, Inc continues boots-on-ground measurement.

Who is the appraiser behind this site?
Zac C. Trostel (Zachary) is a State Certified Residential Appraiser in Texas since 2011. He completed more than three years as a trainee and SMU education for certification requirements. The practices are Dallas Appraiser, LLC and Square Footage Measure, Inc.

What is the difference between an appraisal and a square-footage measurement?
An appraisal develops an opinion of market value (and related analyses) under professional standards. A square-footage measurement focuses on documenting living area and related dimensions—often for listings, disputes, or to support valuation work.

Do you publish prices online?
No. Fees depend on property complexity, location, scope, and timing. Contact us with the address and purpose of the work for a quote.

Will AI eventually eliminate interior inspections?
Possibly for some low-risk products over a long horizon—if data quality, robotics, and client acceptance align. Today, many assignments still require interior observation. We plan for progress without pretending it has already arrived.
