The future of AI in appraisal—without the hype
Humanoid robots and richer computer vision are getting closer. That does not mean lenders, courts, or homeowners should treat a model output as a finished appraisal tomorrow morning.
What is accelerating
Document intelligence, photo tagging, and large language models are already changing report production. Over the next several years we expect tighter integration with MLS and public-record systems, better anomaly flags (odd GLA claims, outlier prices), and more capable drafting assistants that still require a certified reviewer’s edits.
Robotics: close, not done
Humanoid and mobile robots are advancing quickly. In controlled environments they can map rooms and capture imagery. Residential North Texas properties are rarely controlled environments. Locked gates, pets, unfinished additions, attic access, and homeowners who need a conversation—not a wheeled sensor—still favor a person.
We acknowledge robots are getting close for some data-capture tasks. We also measure terraces with railings, crawlspaces with limited headroom, and rooms where “heated living area” depends on finishing quality a camera alone misreads. Until platforms handle those edge cases reliably—and until standards and clients accept them—boots remain on the ground.
Practical horizon: AI will keep eating clerical time. Site observation and professional judgment will shrink more slowly, and only as proof quality and regulatory acceptance catch up.
