Gross living area depends on where walls actually are, what is finished and heated, and how standards treat porches, garages, and bonus spaces. Obstacles—HVAC equipment, outdoor kitchens, irregular decks, landscaping walls—break clean polygon assumptions.

Interior walkthroughs still carry the appraisal
Condition, functional obsolescence, remodeling quality, and odors or moisture clues do not fully live in MLS photos. Lenders and intended users still expect a competent observation when the assignment requires it.
AI can flag a kitchen remodel in photos. It cannot smell a prior leak or feel whether that “bedroom” meets egress expectations the way an experienced appraiser can document.
Humanoid robots are getting close for capture. Until they routinely navigate occupied homes, apply measurement standards to messy geometry, and satisfy client and regulatory expectations, people remain on site.
